This was actually my second attempt at a home inspection with Bulldog-- the first time was on a house where the deal fell through due to contractual issues, and Steve wisely suggested I hold off on the inspection until I was able to come to an agreement with the seller. This time (different house), he was extremely thorough and walked through what he found in layman's terms so that I could understand. He left no stone unturned-- he ran a brand new dishwasher through a full cycle to make sure it was operational, checked the chimney structure of a non-functioning fireplace and even noted minor repairs and improvements that I might want to make in the future. As a first-time homebuyer, I couldn't be happier with the level of professionalism, friendliness or attention to detail. THANK YOU! ~ Maggie H

I am a realtor and have used A LOT of different inspectors with varying degrees of results. It is important to me that my clients have a piece of mind with the property they are purchasing. Now while inspections can't see through walls or predict the future, we need to have results that are seen and accounted for. Steve is the BEST I have ever worked with. To his way with clients AND his very thorough inspections, no one has come close to this guy. His findings are confirmed more and more with professionals in the field. He recently found an issue with a roof that said it was replaced 7 years ago and Steve called BS on it. Steve was very friendly and professional. He explained what he was going to be doing and gave me the option to follow him around and ask questions as he conducted his inspection. I felt very comfortable and confident that Steve gave the house the thorough inspection it needs for new home owners to feel good about their purchase. I had a good experience with Bulldog Inspection Services. Steve was very friendly and easy to talk to, and he put things in accessible and understandable terms. His inspection was very thorough and professional, and the full in-depth report was ready for me to review later that night. The report made his observations very clear, and he included images of almost everything he noted. I also appreciated the online booklets Steve sent after the inspection, which gave estimated costs for common renovations or repairs, and estimated lifespans of many building materials. Steve did the home inspection for my first time as a home buyer. It was quick and simple to schedule. He was very thorough in looking at the house, and he focused on the bones of the house, which helped me make the most informed decision about how to proceed. I was new to the process, and he was thoughtful, patient, and clear in explaining the details of a home inspection to me. He was also clear about what he was and was not an expert in, and if he thought I should consult other folks, like structural engineers. As a first-time buyer, I felt overwhelmed and like a seller could rip me off somehow. So it was nice to feel like I had someone I could trust and would do a thorough job. Steve was able to make our appointment the same week he was contacted by our Realtor. As soon as we arrived, he explained the process and gave us the option to walk through with him or talk it over at the end. We chose to wait until he was finished. He turned on all of the water in the home to inspect for leaks. He inspected the exterior, all of the windows and doors, the attic, the basement, HVAC, and electrical. At the end he explained that it is a great house, informed us of a few issues, answered all of our questions, and explained what we can expect to repair in the next few years. We got our inspection report with clear photos and descriptions, and results of the radon test the same evening. Steve was professional, clear, and pleasant. When he arrived Steve was very straight forward and work oriented, he went straight to working and was extremely thorough with everything that he did. During his inspection he made sure to point out key things in the house that I may have not known before and did so while still staying on task with the inspection. After the inspection Steve made sure to go over the important areas and let me know of some other minor things that could cause issues with the house in the future. Because of his inspection I can now say with 100% certainty that I can be comfortable buying my new home. I am a first-time home buyer and was nervous about making sure the home I'm purchasing is the right one for me. Steve was extremely thorough and provided a very detailed report that included photos and used verbiage that anyone could understand. From the initial phone conversation with Steve's assistant, to the very end of the inspection, Bulldog Service was awesome. Steve was very focused and thorough with his inspection, and I could tell he takes his job seriously. He was great to give us his opinion of the major items after the inspection and reassured us that we "found a good home". The other statement Steve made that made me feel reassured at the beginning was, "I don't want you to buy a money pit, so I am going to be honest with you about this house". I'm a first time home buyer, and in my opinion, if you are too, you need to hire Bulldog. Steve is a complete pro. Showed up early, answered all my questions thoroughly, pointed things during the inspection, and gave me a brief overview of the "bones" of the house. This was on a Saturday. I had my inspection report the next day. The report itself is incredibly thorough. There's pictures with indicators so you can clearly see what he's referring to in his notes, and he gives easy to understand recommendations for any issues he finds. Tl;dr I have so much more information about the house because of Steve's inspection and report, and it's going to make the rest of the process much easier and worry free. ~ Zach L

As a real estate professional, I was provided a Report that Steve had done in the not so distant past, while working on a different transaction. In 30 years as a real estate broker, I've seen a lot of inspection reports. But, I was very impressed with Steve's report, so I recommended him to my client recently. For my client, Steve did a great job, was very thorough, but at the same time, he didn't go over the top with alarming language that was not necessary, as many inspectors do. Steve tells it like it is, enjoys explaining things to the future home buyer, and respects that this is likely The client's biggest purchase they have yet to make. Steve was great!! As first time home buyers we did't know what to expect. Steve came in and immediately started. I could tell he was being very thorough and taking time to ensure not to miss any details. Afterwards he talked only about the major items so that you are not overwhelmed. We had our report the next morning and let me tell you this report is something to hang onto as long as you own your home. The report included very specific details, pictures, recommendations and even advise. We were also able to pay online for the inspection which was super convenient. Steve at Bullgod Inspection is amazing! We needed an inspector very quick and he was able to get us in and do a great job! His focus was structural and foundation, which is the most important when it comes to buying a house. He was early to the appointment, and it did not take long at all. Steve was also very clear about the information and gave us many ways to contact him and ask questions if needed. Kimberly, their secretary, I got to give a shout out to her. I was so busy and forgot about hiring an inspectior after I emailed bids, but she called me to schedule an appointment. Some of the best customer service I have ever had. I was very please with the over all quality of the inspection. Steve took the time to explain his findings and answer any questions. When I asked questions, he was very thorough and honest. The inspection report was delivered shortly after the inspection and it was very detailed. The report was very organized and I was very impressed. I am purchasing a new home, and was given a list of who my realtor trusted for inspections. Steve was the top name, and I looked up his services on the internet. A lot of people recommended him, and now I know why. Steve was very knowledgeable and friendly. He explained things as he went, and gave a good overview of the good and bad of our property. The final inspection report he gave was great, and explained all issues in detail. We could also access it online any time we wanted. Steve came out when we were going through the process of purchasing our home in June 2021. Now, having lived in the home for a couple of months, we couldn't be more pleased with his inspection. We used Bulldog to inspect our soon-to-be home and the inspection has already paid for itself. Steve’s inspection was great and we were really happy with the results. The inspection was very thorough and the report was given to us within 10 hours after the inspection. He explained some of the things he saw in the house while we were still there, but didn’t use language that scared us, which some people do. After receiving the report, I sent it to a close family member who works in the plumbing/sewer field and he was so impressed with the detail of the report that he asked for Bulldog’s information so he could recommend to his clients. Would definitely recommend Steve to inspect your home. It also came with a request list where you can check items to send to the seller to make changes to. This really helped in our negotiations. My buyer and I had a great experience with Steve and Bulldog Inspection Services. I especially liked how he explains his process at the beginning of the inspection. We had a concern with the sewer portion of the inspection, Steve offered to pause the overall inspection so the buyer would not be out of pocket expense if she decided not to move forward with the purchase. Luckily the issue was a false alarm and we were able to move forward as expected. Steve has a way of breaking down information so that it is easily understood by all parties. I contracted a property with only a 3 day inspection period, so I needed to find an inspector who could assist me quickly. I reached out to Steve and he was able to complete the inspection the very next day on very short notice. He also had the full report sent over to me only 2-3 hours after he completed the inspection. I especially appreciated the type of inspection he offered which was a 5-point inspection specifically focusing on the "big ticket" items (roof, foundation, HVAC, electrical, and plumbing). This is an inspection option that I did not see any other company offering and it fit best for what I was wanting. I highly recommend Steve and I will use him again in the future. ~ Christopher W
