How long do your home inspections take?
The time it takes to inspect a home depends on its size and condition (the bigger it is and the more defects to unravel, the longer it takes).
But the average time to perform a full home inspection on a 2,000 sq ft. home is 2 - 2.5 hours.
The average inspection time it takes to perform a 5-point major-items inspection is about an 1 - 1.5 hours.
Do you check for mold?
Yes. We will always check for mold and the conditions that lead to mold growth. How will we do it?
1. Visual Inspection: We look for visible signs of mold growth. Especially in the dark corners around the home. This includes discoloration or staining on surfaces, as well as any signs of growth on walls, ceilings, and floors.
2. Moisture Detection: If there is moisture, there's an excellent chance mold is present. We use a moisture meter to identify areas where water is penetrating the area. Then we will look around these areas to find where the moisture is coming from.
3. Muggy or damp conditions: If a home is vacant, closed up, and the thermostat is set too high in the summer, moisture levels will rise and mold will grow. Most mold grows when the 60% moisture content reaches (a hygrometer will tell you), but some mold will grow with at little as 20%. The higher the moisture level the faster it grows.
To keep mold away, keep the moisture level less than 55%.
Will home inspectors move furniture?
On the record, home inspectors are not expected to move furniture during their inspections. Home inspectors are trained to inspect the visible and accessible areas of a home, and moving furniture falls outside their scope of work.
Off the record, the best home inspectors will do whatever is necessary to inspect the important areas because they will not leave their business or their reputation to a set of rules that make it acceptable to leave them unchecked if a few things are in the way.

5. Major-Item only inspection
The major-items home inspection is for anyone ONLY interested in the condition of the bones of the home.
This is an ala carte home inspection that overlooks things NOT part of the 5 major areas of a home (foundation, plumbing, roof, electrical, and HVAC system).
Termite inspection is NOT included like it is in a full blown MaxInspect home inspection.
Termite inspection, radon testing and a sewer scope inspection are always available separately.

Do you inspect the HVAC system in a home?
Yes.
The HVAC system is one of the 5 major areas in every home so it is always tested and inspected (weather permitting).
When outside temperatures have been less than 60 ℉ for more than 24 hours, A/C systems and the cooling sides of heat pumps are not tested to protect them from potential damage.
